Many Florida renters need an ESA letter specifically for a dog. Under Fair Housing rules, a documented emotional support dog is generally treated as an assistance animal for housing — not a pet — which affects pet deposits, pet rent, and many breed or weight policies.
Breed and weight rules
Arbitrary breed or weight bans that apply to pets often do not apply the same way to a documented assistance animal. Housing providers can still raise legitimate safety concerns in limited situations. Outcomes depend on the facts of each case.
What the letter should include for a dog
- Provider name, credentials, and Florida license number
- Statement of disability-related need for the animal
- Pet details (name, type, breed when known)
- Date of issuance (commonly treated as current for about one year)
Dogs vs service animals
An ESA is not a trained service animal under the ADA for public access. ESA letters are mainly for housing under the Fair Housing Act and Florida rules. Most U.S. airlines no longer accept ESA letters for cabin travel.
