Osceola County · Statewide Florida service
Kissimmee, St. Cloud, and Celebration renters use the same statewide clinical evaluation as the rest of Florida. Telehealth with a Florida-licensed clinician. Housing only. Not a registry.
Osceola County housing mixes garden apartments, fourplexes, single-family rentals, and former vacation homes along the US 192 corridor that now house workers year round. The paperwork a landlord can ask for is the same everywhere in Florida. Who reads it changes from building to building.
Some Kissimmee homes that were short-term rentals now sit on 12-month leases. The owner, a local property manager, and sometimes an HOA can each hold part of the animal rule. Send your written request to whoever the lease names as the landlord, and keep a copy.
Smaller Osceola landlords often use on-site managers and paper packets instead of a resident portal. A clinician-signed letter in the resident file is what they look for, not a vest or an ID card.
In planned communities, the association rule and the lease can both say no pets. A written housing request asks the housing provider to consider an accommodation. It does not ask anyone to pre-approve a pet.
If Spanish is the language at home, the clinician call can be in Spanish. Letters for landlords are issued in English, so the same PDF works for any Osceola County manager.
Official ESA Letter is a Florida-wide telehealth clinic based in Kissimmee. There is no waiting room for walk-ins. The clinician calls you by phone after you pay, wherever you live in Florida.
Approval is a clinical decision. We never promise what a landlord or HOA will decide.
General information, not legal advice. Each request is decided on its facts.
No. Fla. Stat. 760.27 applies statewide, and every Florida city gets the same evaluation and the same letter. A Osceola County (St. Cloud, Celebration) landlord or association can check the clinician license on Florida MQA and the NPI lookup through the verify page.
A new evaluation is $149 and a renewal is $99, the same in every Florida city. Each extra animal is $49, and an optional priority call is $49 (set call and decision times, or the $49 comes back). Full refund only if the clinician does not approve a letter.
Fla. Stat. 760.27(2)(a) lets a housing provider deny a request if the animal poses a direct threat to the safety or health of others or a direct threat of physical damage to the property of others, which threat cannot be reduced or eliminated by another reasonable accommodation. A landlord saying no is not a refund.
Yes. The evaluation is by telehealth with a Florida licensed clinician, in English or Spanish. Letters for landlords are in English.
When the need is not obvious, reliable information from a practitioner with personal knowledge. Under Fla. Stat. 760.27(3)(a), a housing provider may not request information that discloses the diagnosis or severity of a disability or any medical records.
Whether a no-pet rule can be applied to a documented emotional support animal depends on the facts. Under Fla. Stat. 760.27(2), when a disability or the need for the animal is not readily apparent, a board can ask for reliable supporting information. A board saying no after a valid letter is not a refund reason with us. General information, not legal advice.
