An ESA letter does nothing sitting in a folder. Fair Housing protections start when you make a reasonable accommodation request and provide documentation. Put it in writing.
Checklist
- Get a current clinical letter from a licensed professional. In Florida, landlords increasingly expect a Florida-licensed clinician.
- Write a short request to the landlord or property manager. Email is fine and creates a timestamp.
- State clearly that you are requesting a reasonable accommodation under the Fair Housing Act to keep an emotional support animal, and attach the letter.
- Keep copies of the email, the letter, and any reply.
Sample request language (adapt as needed)
I am requesting a reasonable accommodation under the Fair Housing Act to keep my emotional support animal at [address]. I have a disability-related need for the animal. Attached is documentation from a licensed health care professional. Please confirm in writing that pet deposits, pet rent, and pet fees will not be applied to this assistance animal.
Time the Florida request to the lease, not to move-in day
In Florida multifamily housing the clock starts when you send a written reasonable accommodation request, not when the dog is already in the unit. Email the leasing office and, if the building is run by a regional or national manager, ask them to route it to the accommodations or compliance team. Miami-Dade, Broward, Orange, Hillsborough, and Duval properties often take several business days. Do not use a pet addendum, a pet-rent form, or a third-party pet-screening portal as the request. Attach a current letter from a Florida-licensed clinician. Keep the sent mail and any reply. If you are signing a new lease, send the packet before you take keys.
Official ESA Letter is a $149 housing evaluation ($99 renewal; $49 extra animal). Approval is never automatic. Full refund if the clinician does not approve a letter.
